A Reston vanity we installed
In our second Reston bathroom, the vanity pairs dark cabinetry with a marble countertop and chrome fixtures. It reads as a single solid piece next to the frameless shower, and the dark base grounds a room with a lot of light-colored tile.

Sizing a vanity for a Reston bathroom
Start with clearances, not catalog photos. The vanity has to leave room for the door swing, the toilet and the path to the shower. In many Reston townhouse and condo hall baths, a few inches of depth decide whether the room feels tight. A shallower cabinet or a wall-hung vanity can open up the floor without giving up much storage.
Then think about what goes in it. Drawers usually beat doors for daily items because you can see everything at once. A sink base needs space for the trap, so plan drawer depth around the plumbing.
Wall-hung or floor-standing?
Wall-hung vanities suit the modern look of many Reston homes and make floors easier to clean. They need solid blocking in the wall and drain and supply lines placed to suit the cabinet height. Countertops
Marble, like the countertop in our Reston project, has natural veining and needs sealing and some care. Quartz is engineered and lower maintenance. We help you choose a top that fits how the bathroom gets used.
Permits for a vanity swap
Fairfax County's permit guidance lists bathroom countertops and vanities among work that does not need a permit, as long as plumbing is a like-for-like replacement in the same location. Moving the drain or adding a second sink is a different matter. We tell you which side of that line your plan falls on.

Can you replace just the vanity?▸
Yes. A vanity and countertop replacement can be its own project. If other parts of the bathroom are failing, we will point that out so you can decide.
Can a single vanity become a double?▸
Often, if the wall is long enough and the plumbing can be extended. Adding a sink changes the plumbing and may need a permit.
Do wall-hung vanities hold up?▸
Yes, when they are anchored to solid blocking in the wall. That blocking has to go in while the wall is open.
